Building Surveys and Defect Investigation

Our experience in building construction and pathology enables us to undertake detailed pre-acquisition surveys of residential, commercial and industrial property.


Our detailed survey reports can highlight potential liabilities and maintenance issues, provide indicative budget costs, to enable our clients to make an informed decision prior to purchasing.

Types of Survey of RICS Survey Reports

RICS Condition Report

Shows the condition of the property, offers guidance to legal advisors and highlights any urgent defects. Typically the lowest priced of the surveys, it is aimed at conventional properties and newer homes. It focuses purely on the condition of the property by setting out the following:


  • Clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that require varying degrees of attention.
  • A summary of the risks to the condition of the building; and other matters including guarantees, planning and building control issues for your legal advisers.

RICS HomeBuyer Report

Includes all the features of the RICS Condition Report, plus a market valuation and insurance rebuild costs. It also includes advice on defects that may affect the value of the property with repairs, and ongoing maintenance advice.


  • A focus on essential defects and problems that are urgent and significant and could have an adverse affect on the value of the property.
  • General condition and features of the property.
  • Particular matters that should be referred to your legal advisers.
  • Any relevant considerations i.e. safety matters, location, environment, insurance etc.
  • Matters which are not judged to be urgent or significant will in general not be included in the report but the surveyor will mention matters judged to be helpful and constructive.
  • A valuation commenting on whether the agreed purchase price is correct and whether it reflects the condition of the property

RICS Building Survey

Essential for larger or older properties, or if you’re planning major works. The most comprehensive report provides you with an in-depth analysis of the property's condition and includes advice on defects, repairs and maintenance options.

Party Wall and Neighbourly Matters

The main purpose of the Party Wall act is etc Act 1996 is to enable joint owners of a structure, such as a wall between two properties, to carry out certain works. Adjoining property owners are served formal notice and a Party Wall Award is prepared. The Party Wall Act also covers building on boundary line and excavating near and adjacent structure.


Stapleton Consulting can provide which knowledge enables the preparation of the requisite documentation for our appointing owners and the administration of the Party Wall. We strictly follow the RICS Guidance Notes for Party Wall matters.
